Ainu Residence
Ainu Residence is a complex of holiday apartments in Sardinia, located in the Olbia-Tempio province, 40 kms from Olbia’s airport and port. The residence consists of 18 well maintained holiday apartments in the residential area of Tanaunella, 3.5 km from the centre of Budoni and 8 km from San Teodoro.
Baja Sant’Anna beach, one of the most beautiful beaches in the San Teodoro area, is only 2.7 kms from the apartments. Also, near the residence there is the small town of Budoni, which is one of the gems of Sardinia north-eastern coast. About the near coast: it is one of the must-see places in Sardinia, with its small bays and secluded beaches of fine withe sand, majestic cliffs and the lagoons, that are the home of the pink flamingos.
The apartments are approximately 500 meters apart from each other and are surrounded by beautiful gardens, with their own entrance and access to the swimming pool. The apartments on the ground floor have a terrace and the apartments on the first floor have a veranda, both with an outdoor seating area. The apartments are fully equipped and nicely furnished.
The residence offers 3 different types of apartment: 1 room, 2 room and 3 room apartments. The excellent location close to Budoni in Sardinia offers the possibility to reach the most beautiful beaches of Sardinia; think of Porto Ainu, the marina of Posada and those of Budoni and Bidderosa. For holidaymakers who are not only looking for sun, sea and sand, there are plenty of must-see places in this part of Sardinia, such as heritage sites, flora and fauna, folklore and eno-gastronomy. There is a playground at the holiday park and bicycle rental is possible (€ 150 deposit).

The apartments of Ainu Residence are semi-detached houses and can be on the ground floor or first floor. The apartments on the ground floor have a terrace and the apartments on the first floor have a balcony. The apartments have a modern interior, with a sofa bed and TV, the kitchenette is equipped with an oven and toaster; there is an iron and ironing board, the bathroom has a shower and hairdryer and there is air conditioning. The holiday park offers the possibility to rent bicycles (€ 150 deposit). There is Wi-Fi that can be used for free within a limit, to use above the limit you will have to pay. There is a barbecue area, a playground and a laundry room for shared use.

The residence is located in the area called 'le Baronie', between the valley of the Posada river and the Gulf of Orosei. Budoni is one of the must-see places here and is close to small bays, impressive cliffs, and long white sandy beaches. The sea is crystal clear and there are also several lagoons, home to the pink flamingos. You will also find archaeological heritage sites: the Nuraghe of Entosu, and the Domus de Jana (Fae’s houses). Another interesting landmark to visit the church of San Pietro, a long path in the typical historic centre, between old Sardinian houses will take you there.
Spiaggia di Budoni
In Budoni there is a breath-taking 4 km long white sandy beach, with shallow sea with crystal clear waters that make it the perfect beach for families with young kids. The beach is surrounded by small dunes with pine threes where is possible to see different species of birds.
Porto ottiolu
The port of Ottiolu is another interesting place to see in the area. It has more than 400 berths and there are all kind of amenities. The port is also the starting point for a short cruise to discover the coves of the coast.
Sport activities
Budoni is also popular for the various sport activities that you can try during your holidays: sailing, diving, horse ridinig, tennis, football. As a guest, you can also rent a bike from the Ainu Residence.
Entertainment
Budoni's nightlife is sophisticated and well-organised , in any season of the year! When the night falls, there are several nightclubs, discos and bars that provide plenty of entertainment. Moreover, you can taste the real Sardinian cuisine in one of the many restaurants, trattorias and agriturismos. Only regional dishes are served here, such as indattari Olbiesi (Olbia traditional soup with mussels), zuppa Gallurese (oven dish with bread, stock, pecorino sardo and herbs), li puligini (ravioli from the region) and copulettas (dessert with jam, honey and almonds).
Of course you can explore other parts of Olbia Tempio from this location, and of course the famous Costa Smeralda is worth a visit!

We stayed in the structure for two weeks. Well maintained, clean residence in an excellent location to reach the beautiful beaches of the area. The restaurant where we ate two evenings was also of a good standard. The boat / raft trips suggested by Massimiliano are wonderful experiences.
What a great spacious, clean apartment. 4 persons apartment more than sufficient. House and kitchen supplies sufficient.
Staff is friendly and helpful.
The lovely pool, perhaps a tip to indicate, put signs that smoking is not allowed at the pool, because the butts are left by the umbrellas, a shame because you can't put your stuff in the pot where the parrasol is in stands.
Nice that you can get fresh bread rolls every day at the reception or restaurant on order.
Delicious food in the restaurant ... small menu, but sufficient. Enough to do in the area. Rental car is strongly recommended.
Had a nice holiday in this apartment. Neat and clean. Shower is a bit small and clumsy but otherwise fully equipped. Staff is very cordial and helpful to arrange things. Rental car is necessary to enjoy the area, but there is plenty to see and do.
Had a nice week with 3 children. The apartments are not overly luxurious, but perfectly comfortable. The pool was a bit small but was never overly busy so it wasn't a problem. The restaurant on site was just right although there are many good places to eat. The staff were very helpful and friendly and nothing was too much trouble for anyone. This is a non fussy no no frills great place to spend a week with kids. Ask at reception for recommendations on where to go and what to do and relax and enjoy all that the region has to offer.
We have just returned from 10 days at Ainu Residence and we had the most pleasant time there. We are a family of 5 including a very dynamic toddler so the pool was very welcome to tire the kids out. The apartment was very clean and really well equipped. We had 2 bedrooms: bunk beds for the older kids and a cot in our bedroom (quite spacious room).
